Robinson Wild was appointed to carry out an Options Appraisal for a grade II listed property in North Hertfordshire. The purpose of the study was to evaluate the potential for future residential development within the site boundary and to identify any constraints arising from its listed status and planning context.
As part of the appraisal, Robinson Wild undertook a detailed review of the site’s historic environment, including planning history, nearby developments, and relevant legislative local and national policy. The study also considered the potential case for de-listing and examined planning precedents within the surrounding Green Belt and adjacent conservation area.
Through a high-level scoping approach, the team evaluated the site’s heritage significance, assessed the potential impact of future development, and identified next steps to inform decision-making. Evidence of successful de-listing of a comparable property in the area strengthened the basis for further exploration of this option.
The appraisal enabled the client to pursue an evidence-based strategy for both potential de-listing and planning applications, demonstrating that sensitive, legislative, policy-compliant development could be achievable. The outcome supported informed decision-making and strategic planning for future proposals.
